About the Role
We are seeking an experiencedBoarding House Manager to oversee the daily operations of our 45-room boarding house in Otahuhu. In this role, you will ensure the property is well-maintained, profitable, and provides a safe, welcoming environment for all tenants. You will take charge of maintaining high occupancy rates, setting competitive room prices, and delivering excellent service to our residents. This is a hands-on position where your leadership and organizational skills will directly contribute to the success and reputation of our boarding house.
Key Responsibilities
- Property Operations : Manage day-to-day operations and general upkeep of the 45-room property, ensuring all facilities are clean, safe, and well-maintained.
- Occupancy Management : Maintain high occupancy levels by marketing available rooms, screening applicants, and filling vacancies promptly.
- Pricing & ROI : Set and adjust competitive room rates to maximize return on investment (ROI) while keeping rates attractive to potential tenants.
- Tenant Relations : Foster a positive, community-oriented atmosphere. Handle tenant inquiries, applications, and tenancy agreements professionally, providing excellent customer service and promptly addressing concerns.
- Maintenance & Compliance : Coordinate maintenance and cleaning schedules, and ensure the property complies with all health, safety, and tenancy regulations. Quickly address any issues to uphold a safe, welcoming living environment.
- Team Coordination : Oversee any on-site staff or external contractors (e.g. cleaners, maintenance personnel) to ensure efficient operations and a high standard of service.
Requirements
Experience : Minimum of 5 years’ experience managing residential accommodation (such as motels, boarding houses, or backpacker lodges) or in a comparable property / hospitality management role.Communication Skills : Excellent communication and interpersonal skills with a strong customer service orientation. Able to build positive relationships with tenants and handle issues diplomatically.Organizational Ability : Strong organizational and administrative skills, including record-keeping and the ability to multitask effectively while managing day-to-day operations.Financial Acumen : Proven ability to manage budgets, meet occupancy targets, and drive operational efficiency. Comfortable adjusting pricing and controlling costs to meet financial goals.Problem-Solving : A proactive approach to identifying and resolving issues.
