Overview
Job Description : Maintenance Supervisor reports to the Community Manager and supervises on-site maintenance staff (e.g., Maintenance Technicians, Groundskeepers, Housekeepers, Painters, Make-Ready Technicians). Wage Status : Hourly (Non Exempt eligible for overtime).
The Maintenance Supervisor is a hands-on maintenance professional who can perform plumbing, electrical, painting, heating, air conditioning, and appliance repair. This role also manages the department budget, seeks cost-saving measures that do not compromise quality, and supports customer service, cleanliness, and marketability of the property to help renew and secure leases.

Responsibilities
- Participate in company training classes and meetings; ensure all service staff receive appropriate training as required.
- Organize, prioritize, and ensure service requests and repairs are made correctly and in a timely manner.
- Inspect grounds, buildings, and other community features daily to minimize liability and maintain curb appeal at all times.
- Oversee turnkey operations; ensure vacant units are rent-ready in a timely manner.
- Perform turnkey work as required and ensure all make-readies are inspected.
- Adhere to Standard Operating Procedures.
- Possess basic knowledge of local and state codes for permitting, sign ordinances, and pool regulations.
- Adhere to and enforce the company’s personnel management policies and procedures.
- Maintain superior customer service relationships with co-workers, vendors, and the community.
- Communicate effectively with co-workers, vendors, and the community.
- Work with the Property Manager to handle maintenance-related resident problems.
- Assist with recruiting, hiring, and training of quality staff; recommend promotions and terminations when necessary.
- Work with Property Manager to obtain competitive bids for maintenance-related expenses.
- Understand and adhere to budgeted guidelines.
- Contract use of outside vendors only when necessary.
- Monitor inventory and maintain appropriate levels of parts and supplies.
- Maintain staff safety training and MSDS binder.
- Schedule and complete the Preventive Maintenance Program designed per property.
- Other tasks or duties as assigned by supervisor.
Education
A High School education or equivalent is required; college degree is a plus but not required.Ability to fluently read and write English.Accurately perform intermediate mathematical functions and use on-site resident management software.Professional Experience
Four years minimum experience as a supervisor in community management maintenance, or related field. Renovation experience may be required for older communities built five or more years ago.Attendance and Travel
Ability to work any of the seven days of the week, 52 weeks of the year; overtime may be required.Ability to serve on-call as scheduled or as necessary; on-call staff must live within a minimum distance to the property.Ability to travel to attend company gatherings in the general vicinity, at the property, or in another state.TYPICAL PHYSICAL DEMANDS
Exposed to constant activity with intermittent standing, bending, crouching, pushing / pulling, lifting / moving / carrying up to 50 pounds, climbing ladders / stairs, and walking on rooftops. Able to operate small-motorized equipment and wear safety equipment as required.
TYPICAL MENTAL DEMANDS
Must read and write in English at an intermediate level, follow written and oral instructions, use independent judgment, manage priorities, and handle moderate to high stress. Excellent interpersonal skills are required for interaction with vendors, contractors, supervisors, employees, and coworkers.
ENVIRONMENTAL / WORKING CONDITIONS
Regular outdoor exposure (heat, cold, damp, rain). Moderate exposure to injuries (chemicals, electrical, machinery, lifting). Low-level noise when using power tools. Hazards can be minimized with proper lifting techniques, MSDS and safety training, and appropriate safety equipment.
Licenses / Equipment
Valid driver’s license and current automobile insurance required; own vehicle may be necessary.EPA certification Type I and II.Pest Control, if performed in-house.Other licenses and certifications as required by Bainbridge, state or federal law.Own set of basic hand tools; tools not provided by property.General maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping equipment; use with safety.Appropriate safety equipment and apparel, including proper footwear.Skills

Diagnose and repair : major appliances, HVAC with EPS Certification, basic to intermediate plumbing, sheetrock, carpentry, electrical (where no license required), pool care and pest control if required by property, roofs and gutters, wallpaper / painting, irrigation maintenance, landscaping, fountain maintenance, foundation / sidewalk, ice / snow removal, golf carts and small engine maintenance.
Computer Skills
Basic computer and internet knowledge; ability to use Outlook and company software packages.
