The Opportunity

As Assistant Operations Manager, you will play a pivotal role in supporting the Operations Manager and site team to achieve business objectives for the asset. This role is primarily based at Botany Town Centre with free onsite parking. Important to note, is on an ad hoc basis some travel is required to Manukau Supa Centre, given Dexus manage their retail operations.

Your focus will be on ensuring smooth operational administration, maintaining high standards of safety and compliance, and driving operational performance. By championing best practices in environmental health and safety, maintenance, and sustainability, you will help set benchmarks for excellence. Your proactive approach will contribute to strategic planning, efficient resource management, and continuous improvement, ensuring the asset operates effectively and delivers value to all stakeholders.

You will make an impact by :

Operations & Facilities Management

  • Support the Operations Manager with day-to-day activities and capital projects.
  • Oversee maintenance, cleaning, and security services to ensure smooth operations.
  • Coordinate with retailers and stakeholders to minimise disruption and optimise performance.
  • Manage team rosters and tasks for efficient delivery using Dexus systems (e.g., Yardi, Rapid, Periskope).

Planned Maintenance & Contractor Management

  • Conduct regular inspections and ensure services meet contractual standards.
  • Manage contractor inductions, permits, and compliance documentation.
  • Monitor contractor performance and support procurement of new contracts.
  • Financial & Environmental Management

  • Assist with budgeting, forecasting, and monthly performance tracking.
  • Drive sustainability initiatives, improve utility and waste efficiency, and recommend asset upgrades.
  • Compliance & Safety

  • Maintain building compliance and lead health and safety practices.
  • Manage emergency procedures, audits, and incident reporting.
  • Tenancy Coordination

  • Facilitate tenancy delivery programs and resolve pre-trading matters.
  • Manage approvals and certifications for tenancy works.
  • About You

    You’ll bring experience in operations or facilities management, ideally within a shopping centre or commercial property environment. You’re confident managing day-to-day operations, coordinating projects, and building strong relationships with contractors and stakeholders.

    You’ll have solid administration and reporting skills, with proficiency in Microsoft Office and exposure to systems like Yardi, Rapid Global, and Periskope. Knowledge of building systems, risk management, and budget processes will set you up for success. You will bring :
