Managed by Williams is seeking a Property Manager in Wellington to oversee the daily operations, tenant relationships, and maintenance coordination of our Wellington property portfolio.

Key Responsibilities
- Manage tenant relationships including enquiries, renewals, and issue resolution.
 - Oversee lease administration and ensure compliance with tenancy agreements.
 - Coordinate property maintenance, inspections, and contractor scheduling using Keyhook and related systems.
 - Handle rent collection, bond lodgement, and financial reconciliations.
 - Maintain accurate records and property performance reports through Google Sheets , Google Docs , and HubSpot .
 - Use Hostaway and connected booking platforms ( Airbnb , Booking.com , VRBO ) to manage reservations, communications, and property availability.
 - Communicate with tenants and internal teams through Aircall to ensure efficient issue resolution.
 - Support investigations and process improvements using My Investigations and other internal systems.
 - Collaborate with operations and finance to ensure compliance and timely reporting.
 
What We’re Looking For
Minimum 2 years of experience in property management, real estate operations, or hospitality management.Familiarity with New Zealand tenancy and property management laws (or ability to learn quickly).Excellent written and verbal communication skills.Strong attention to detail, reliability, and follow-through.Tech-savvy, organized, and comfortable managing multiple tools and systems daily.High level of integrity, professionalism, and accountability.Candidates with experience using the following tools will be prioritised :
HubSpot (CRM and communication management)Hostaway (property and booking integration system)Airbnb, Booking.com, VRBO (platform operations and listing management)Aircall (inbound / outbound call management)My Inspections (issue tracking and resolution system)Google Sheets & Google Docs (documentation and reporting)Keyhook (maintenance coordination and access control)Work Setup
