Airedale Property Trust (APT) is a property investment, management and development trust affiliated with the Methodist Church (MMN) of New Zealand. Together, the Three Trusts (MMN, APT and Lifewise) hold and manage directly a portfolio of social housing, retirement villages, retail and residential properties.
Housing first is an exciting collaborative programme that provides housing and wrap around supports to people experiencing chronic homelessness in the Auckland City centre.
As the Housing Specialist, you will have a key role within a multi-disciplinary Housing First team. You will manage tenancies for people who are experiencing chronic homelessness.
You will build and maintain relationships with property owners, managing agents, building managers and colleagues. You will provide a variety of office and field related activities to manage and monitor tenancies including liaising with property owners and tenants.

WHAT YOU’RE RESPONSIBLE FOR
Developing and managing relationships as well as maintaining consistent communication channels with property owner / building manager / managing agent / tenant / industry contacts, HNZ / MSD and other collaborating agenciesReporting weekly updates for Group Property Manager – Social Housing, monthly for APT board reports and bi-monthly Governance board reportsSubmitting vacant properties to BOS / MSD system and link appropriate tenant, request financial assistanceCompiling new tenancy documents (tenancy agreement, bond lodgement form, redirection of benefit form etc.)Setting a realistic start date for tenancy with tenant and Housing First teamMeeting tenant and key worker to sign move in documents and hand over keys on tenancy start dateAdvising finance team of tenant move in / move outPreparing on charges for utility bills and repairs / maintenance items as requiredEnsuring the following tasks are done within their allocated portfolio :Approving invoicesDoing monthly inspectionsInforming and preparing tenants for landlord inspectionsCoordinating repairs and maintenanceKeeping on top of rental accounts and reducing arrearsHandling correspondences (i.e. trespass notices, breach letters as required)Keeping BOS / MSD up to dateCoordinating end of tenancy cleansMonitoring move ins / move outsUnderstand the position of Māori as the tangata whenua.
