About the role
Vision Systems' is seeking a highly experienced Service & Maintenance Manager to join our team in Christchurch Central, Canterbury on a contract basis. In this strategic role, you will be responsible for overseeing the efficient and effective delivery of all service and maintenance operations within our security and electrical business. The ideal candidate will have a proven track record in facilities management and a strong understanding of the real estate and body corporate industry.
What you'll be doing
Manage and coordinate all service and maintenance activities for our property portfolio, ensuring excellent standards of service delivery.
Liaise with clients, contractors and internal stakeholders to understand and address their needs.
Develop and implement preventative maintenance programs to maximise the lifecycle of building assets.
Monitor and report on key performance indicators to drive continuous improvement and updates to the senior leadership team.
Identify and implement innovative solutions to enhance the efficiency and cost-effectiveness of service delivery.
Taking full ownership of pricing and selling new service contracts — including PPM contracts, software agreements, CPI adjustments, contract renewals, and new business opportunities.
Manage a team of technicians and contractors, providing strong leadership and development.
Completing financial wash-ups and reviews for larger PPM jobs.
Overseeing and monitoring project schedules, resource allocation, and task timelines for Planned Preventative Maintenance (PPM) jobs.
Ensure full compliance with all relevant health, safety and environmental regulations.
What we’re looking for
Proven experience in a similar management role, ideally within the commercial building, construction, or property management industry.
Strong organisational and time management skills, with the ability to prioritise and manage multiple tasks effectively.
Excellent communication and interpersonal skills, with the ability to engage confidently with a range of internal and external stakeholders.
Ability to perform under pressure and meet tight deadlines.
Proficiency in job management software, ideally SimPRO.
Confidence and capability in sales and business development.
Solid understanding of commercial building operations, including compliance requirements, BWOFs, and 12A certification processes.
Experience in job pricing and financial wash-ups.
Familiarity with OPEX and CAPEX budgets (preferred but not essential).
Strong attention to detail and a proactive approach to identifying and resolving issues.
